AI Tool Tips for Architects: Bridging the 2D to 3D Gap

In the evolving field of architecture, effectively merging AI-generated 2D images with your 3D modeling workflows is essential. While the holy grail of AI tools for architects would be one that generates BIM models directly from text or images, current AI 3D tools primarily cater to character and game asset creation, lacking the specificity required for architectural design. Therefore, architects must develop innovative workflows that combine various AI tools to bridge this gap.

In this AI Tool Tip, we’ll look at a quick way to convert a 2D architectural concept image (be that a sketch, photo, or AI generated image) into a 3D model and create consistent, high-quality renders of it from any conceivable angle with only minimal 3D modeling effort.

AI Tool Tip: Bridging the 2D to 3D Gap

This guide demonstrates how to produce comprehensive concept renders from multiple angles using minimal 3D modeling, leveraging the AI rendering engines best suited for architecture.

Step 1: Generate a Base Image

Begin with an initial concept image or sketch. For this one, let’s select the gnarled and knotted sunrise prairie lake house from a previous post.

Step 2: Create a Rough 3D Massing Model

Use a free vanishing point calculating software like FSpy to determine the image’s perspective and export it to your 3D modeling tool of choice. For this example we will be using Blender, a free opens source 3D modeling software. You can learn how to use and download FSpy here and you can download Blender here.

With these tools, we can construct a basic massing model to establish the structure’s form.

Step 3 (Optional): Apply UV Mapping

In your 3D model, apply UV mapping to project the original image onto the massing. This step, while optional, helps maintain consistency in textures and features, preventing the final AI rendered image from deviating too far from your initial concept.

Step 4: Capture Model Snapshots

Capture snapshots of your model from various angles, including close-ups, plans, elevations, and perspectives. These snapshots will serve as foundations for your AI-rendered final images, aiding in detailed modeling and presentation.

Step 5: Generate your AI Renderings

Employ AI rendering engines to enhance your snapshots. Input the base image to generate a descriptive prompt, then use this prompt alongside your snapshots and your initial image as a style reference to create refined renders. Several AI tools are available for this purpose:

- Midjourney and Vizcom: These platforms preserve the original massing effectively but may produce textures that appear slightly artificial.
- Recraft: Generates creative results with a stylized, video game-like aesthetic, though it may alter the original massing.
- Krea: Offers adjustable editing strength and a distinctive, crisp style, allowing for quick iterations.

Each tool has unique strengths and limitations. Selecting the appropriate platform depends on the desired style and project requirements.

Alternative AI Methods for 2D-to-3D Conversion

While the above method involves manual modeling, other AI-driven approaches can provide insights into transforming 2D concepts into 3D forms:

AI Video Tools (e.g., Luma Labs):

These tools can be used to generate 3D turnarounds or flybys of a building from a 2D image, offering a dynamic perspective on your concept. These are not the most easily controlled or faithful method and often require keyframe images or a video of a rough 3D model as guidance, but it does give you a better idea of how your AI generated concept might look in a 3D space. Some examples from a few different projects are shown below:

Image-to-Mesh Tools (e.g., Krea 2D-3D):

Krea can create a rough 3D mesh from a 2D image, allowing for interactive viewing and re-rendering from different angles. However, exporting these models is not currently supported, and the meshes may lack architectural detail needed to really use this developing the design. It is a new technology suited for early concept exploration, but it may soon develop into something much more powerful.

While these Image-to-Mesh and Image-to-Video methods offer alternative perspectives, one should note that currently you may find they often won’t provide the precision required for detailed architectural modeling.

Conclusion: Merging the 2D and 3D World

By integrating AI rendering engines into your architecture workflow, you can enhance design development, create comprehensive visual narratives, and produce polished images with minimal time spent modeling. This approach is valuable for evolving AI-generated concepts and exploring variations of existing projects and is an important tool to consider for architects looking to integrate AI into their practice.

AI in Architecture: Top AI Tools Transforming the AEC Industry

Problems in the AEC Industry

We’ve all seen it. Rows and rows of drab uninspiring buildings, interior designers turning everything a mix of gray and beige (a.k.a. greige), and hulking modernist cubes that pretend a few square pop ins and pop outs make them “fun”. Even their designers curse these buildings when told they need to work overtime on the client’s umpteenth redesign request. So what might save us from this architectural inhumanity? Surprisingly…. generative AI tools.

From the cost, to the impermanence, to the inefficiency, to the overall drabness, the architecture and the AEC industry over the last 50 years or so has its problems. However longtime readers of this blog may be aware we may be on the verge of a new era in architectural design… an explosion in efficiency and architectural creativity fueled by generative AI tools in the AEC industry.

So how is AI going to tackle the problems so many people have with architecture and the AEC industry today? What is the case for why there should be no more boring buildings? Let’s find out.

Key AI Tools and Trends in Architecture

After researching and writing about AI in architecture for over a year now, here are a few of the key trends I’ve found that will impact the AEC industry:

Conceptual Design:

It should be no surprise that AI is making conceptual design much more accessible, as we explore in other posts. With AI tools like Midjourney and ControlNet on Stable Diffusion, you can imagine countless concepts on a given site with a few brushstrokes and the click of a button, as demonstrated by architect and AI educator, Design.Input. Thus, in the future when creative design choices are just a click away, there will be almost no excuse for boring architecture.

It will also allow for much more abstract concepts. While text to image is the way most people prompt, the truly creative among us rely on image-to-image prompting. This lets them integrate disparate concepts like a breathtaking landscape, the foam on a latte, or a crumpled-up piece of paper to create truly novel design concepts.

Making Program and Performance Decisions:

Outside the realm of concept renders, AI-powered tools like Maket and PlanFinder can generate an endless array of floorplan options to make design decisions [1] [2]. Another platform, Finch3D, provides not only layout options, but also performance optimization, enabling designers to generate and refine plans optimize their efficiency in terms of useable space, daylighting, etc. [3].

Developing Design Options:

AI can retexture and render designs in varied styles, materials, and color palettes, empowering designers to explore thousands of options quickly. With tools like Krea realtime generation, Midjourney Editor, and Stable Diffusion with ControlNet, designers can swiftly visualize variations, making it easier to handle redesigns without the time-consuming process of designing and rendering several more design options via traditional methods.

Until recently this was reserved for 2D images in the conceptual design phase. However, with parametric modeling alongside real time AI rendering like Krea, AI Revit plugins like Veras, and AI video-to-video platforms, some innovative designers are starting to bring AI into the 3rd dimension in later design stages. One example from Studio Tim Fu (a firm that focuses on using AI in architecture design) studio shows the full evolution of a tower concept from boring cylinder to pinecone-inspired, balcony-studded statement piece building while in another study his studio experiments with using text-3D AI to generate massing concepts, renderings, and physical models.

Furthermore, AI can even identify potential design flaws by attempting to fill in the blanks of a concept sketch lacking in detail. This helps designers catch issues like missing windows or illogical roof transitions early in the design process.

Understanding Client Preferences:

Struggling to capture a client’s vision, despite hours spent on meetings, mood boards, and options? Tools like Midjourney’s personalization feature can simplify this process by adapting to a client’s aesthetic preferences in a user-friendly, algorithmic way.

In Midjourney, clients can indicate preferences by liking images or choosing between options, much like how YouTube or TikTok algorithms learn user tastes. This creates a personalization code that can automatically adjusts the lighting, colors, and styles of your renderings to match the client’s unique preferences, capturing subtle tastes often hard to communicate in a design brief. This tailored approach can help clients get excited and approve designs faster with fewer revisions.

Code Compliance:

Large Language Models (LLMs) like ChatGPT excel at scanning and explaining dense text, which could one day help architects review code requirements with much less effort—if they can overcome their biggest flaw: hallucinations.

A “hallucination” is when an AI confidently presents incorrect information, such as counting errors or fabricated sources. While AI can answer simple questions, you must always verify its answers to avoid errors. One way AI users are reducing these issues is by training custom models on more curated training data. Custom GPTs or LLMs based on vetted sources offer more reliable responses than general models, which may includes unverified data and might just respond to your serious code compliance question with a joke answer it found on Reddit.

One company, Perplexity AI is addressing this problem by training their model trained to consistently prioritize citation backed responses. It is more targeted at researchers and assisting technical professionals. This makes it more reliable, though as always backchecking is critical.

For comparison, we asked three free LLMs to answer a question about roof insulation requirements in California and looked up true answer separately in the 2022 California Energy Code. Here’s what they came back with.

This question was intentionally vague, but as you can see Perplexity did fairly well with the only citation-backed response and gave a technically correct answer for nonresidential roofs, though it missed many key details and said this applied specifically to wood framed buildings. It did calculate the correct effective R-value from the code’s mandatory U-factors though.

ChatGPT was also sort of right from a practical standpoint by suggesting two common nominal R-values for insulation products used to meet code requirements, but its response was full of unhelpful generalizations, it was missing citations, and it did not correctly report the exact language in the code. Lastly Gemini grabbed a number from the residential requirements, but didn’t report climate zones correctly and did not cite the source directly.

However, the most important finding among all three is that LLMs are trained to give you an answer, not ask the right questions, and there are many questions the AI should have asked to determine what type of building it is, what climate it’s in, etc. to determine which code sections apply.

3D Scanning and Field Measurements:

Measuring and drafting plans for existing buildings can be a tedious process, with designers often missing key details. Fortunately, several AI-powered 3D scan-to-floorplan platforms, such as Polycam, Scanniverse, Matterport, and LumaLabs AI Interactive Scenes, are making this easier [2][4][5]. These tools use advanced technologies like LIDAR, SLAM, point clouds, NeRFs, and Gaussian splatting to create digital twins of your project.

Though integrating these systems into your practice may seem costly, some are as simple as installing an app and taking photos. We’ll review the pros and cons of each in a future post.

Cost Estimating AI:

How often have you come up with a design you love, only to find out after pricing that it’s way over budget and will be hacked to pieces by value engineering? Well, that may become a thing of the past now that AI cost estimating is starting to hit the market as well.

While this technology is still new and not yet accurate enough to replace estimators, it can assist them by speeding up their workflow [6]. Tools like Togal.AI [7] automate tedious takeoffs, and the industry is already exploring how AI can support 4D BIM (accounting for time and sequencing) and 5D BIM (accounting for costs).

With faster, more reliable cost estimates, project teams could soon run cost-benefit analyses on numerous design iterations in record time (under the guidance of an experienced estimator of course), allowing architects to discover cost saving design strategies they might have never discovered based on intuition alone. Many assume that stark modern boxes with a few pop-outs to represent “motion” and “intersecting masses” are the most budget-friendly option, but AI tools may help project teams discover innovative ways of making more expressive and affordable facades. Thus, discovering savings this way may play a key role in solving the world’s housing affordability crisis.

The Future of AI Tools in Architecture

The world of AI is rapidly evolving. Platforms come and go and sometimes major breakthroughs in AI tools seem to come on a near daily basis. That being said, the AEC industry is notoriously slow at adopting new technologies so it is up to project stakeholders to experiment with these tools, influence their development, and conceive new ways of integrating them into projects.

Adaptive Reuse of Parking Structures – AI Visualization & Design Ideas

The Future of Garages: Adaptive Reuse

Parking structures… the things they paved paradise with. These hulking concrete giants dominate suburban landscapes, their cavernous interiors echoing with the lonely hum of idling engines. These usually uninspiring pieces of infrastructure were once critical for feeding society’s insatiable hunger for car space. But times are changing and adaptive reuse architects are now faced with an intriguing challenge: What can we do to repurpose parking structures when they become obsolete?

As cities rediscover public transit and walkable environments, while innovating with ride-sharing and eventually autonomous vehicles that don’t need to spend 90% of their existence sitting in parking spots taking up space, these concrete leviathans will eventually stand largely unused as monuments to a bygone era. Yet, demolition isn’t the only answer. Could these inhuman structures be the seeds for a new human-centric urban environment? Let’s find out by exploring how the design challenges of parking structure adaptive reuse and learning how architects and their AI tools can help us design a parking structure retrofit for the modern era.

Converting Cars to Creature Comforts

Real estate agents estimate that within the next 10 years approximately 90% of new real estate development will involve some manner of adaptive reuse [1], largely due to the lower carbon emissions adaptive reuse causes compared to new construction. All that concrete in our parking structures required an enormous amount of embodied carbon to construct. Thus, tearing down these structures to build something new carries of large carbon footprint, so adaptive reuse of parking structures would need to be assessed relative to the benefits of starting from scratch.

If we were to go down the path of adaptive reuse, the obvious first thought would be to turn them into housing, killing two birds with one stone by also addressing the housing crisis. However, transforming a parking garage into a vibrant living space presents a unique set of design hurdles. Here are some of the biggest challenges architects face and the role AI might play in facing them.

Key Adaptive Reuse Challenges

One of the biggest hurdles in parking structure adaptive reuse is their low ceiling height. Traditionally designed for cars, not people, garages often have ceilings that feel cramped and uninviting. How do we solve this? There are a few approaches to consider, which AI image generators can help us visualize:

Loft Living and Strategic Mezzanines: A designer could strategically cutaway a portion of every other slab to create mezzanines, lofts, and vertical living spaces, while leaving other portions untouched for a cozier feel. These can house bedrooms or offices in the lofty spaces, or cozy nooks and creative storage spaces where the ceiling height is left low. The original loft apartments were all converted factories, so why not do the same here? The difference in ceiling heights can be perfect for urban dwellers who crave a bit of separation between their living areas where they want airy spaciousness and sleeping areas where they want more of a cozy secluded atmosphere, and the mezzanine levels create a sense of elevation change and excitement.

An Elevated Experience: Is the ceiling still too low? Are you struggling to fit the utilities, soundproofing, and finishes into the limited spaces you have? Why not take out every other floor altogether then and offer people soaring ceiling heights throughout? The goal of adaptive reuse is to preserve the most important parts of the structure and from an embodied carbon perspective, sacrificing a few floors may still be preferable to tearing down the whole structure and having to build a new one. Plus, when tenants come in expecting 7 or 8 ft ceilings and get 14 or 15, this once hum-drum structure suddenly goes from mundane to luxurious.

Stacking The Deck: Some newer structures come with built-in verticality due to the high ceilings and deep pits needed to house mechanical car stackers. These structures are inherently adaptable into other uses. The high ceilings can become offices or retail, while the pits may house spas and conversation pits or support future people elevators to service the floors above. [2]

Adaptive Reuse Ideas for Ramps

Another design challenge is the presence of drive ramps. Park-on ramps are generally sloped at 5-6%, but many structures have short sections of even steeper ramps as well. These steeply sloped slabs may appear useless in living spaces. However, when you consider what they could be and visualize it using AI, the design possibilities greatly expand:

Circulation Spaces: Incorporate the ramps as part of the circulation plan. Many are already ADA compliant and even the steeper ones or spiral ramps offer a compact and intriguing alternative to stairs for occupants to access different floors.

Pre-Sloped Green Roofs and Terraces: By code in the US, roof areas typically require the roof membrane to have a slope of at least 2%, and sometimes much more depending on the roofing material. Decking, planter boxes, and pedestal paver systems are typically used to produce a level or terraced walking surface over the sloped protected roof membrane below on most occupied roofs. Knowing this, why not keep your ramps outside the building as an exterior roof garden? They will automatically provide the perfect sloped surface for a waterproofing layer and can provide an exciting way of adding verticality to your terrace landscaping.

Structural Challenges of Parking Garage Adaptive Reuse

Another challenge is structural integrity. Parking structures are designed to handle the weight of vehicles, not people. Converting them requires analyzing load capacity and potentially adding or strengthening structural elements. According to parking specialist firm, Watry Design, counterintuitively structural loads imposed by residential human use are nearly twice what is required to house cars [3].

How is this possible? Well despite the seemingly higher weight of cars, the average apartment has partition walls, fixtures, furniture, finishes, and just generally a lot more stuff in it that a bare concrete garage, with its nice empty drive aisles and ample turning space.

Whether the solution is more columns and shear walls, strengthening the slabs, or a mix of structural solutions, careful analysis and optimization will be required to find the best structural solution.

Retrofitting Short Span vs Long Span Garages

Another structural consideration is the existing column layout. Parking structures can generally be categorized as short span systems or long span systems [3]. Short span is the type with columns closely spaced between every few parking spots. While they feel cramped as a driver, they generally have no large ceiling beams, allowing for higher ceilings, stiffer floors to take the increased residential loads, and a column layout that fits with an apartment wall layout.

Long span systems generally use massive precast beams to provide wide drive aisles with few columns for drivers to contend with. However, these beams would be in the way of MEP systems in an apartment. The longer span would be bouncier and may not be suitable for the increased loads and occupant expectations of solid feeling floor in an apartment. This makes short span systems better suited to adaptive reuse than long span.

Light and Atmosphere

Another design challenge is how to make retrofitted parking structures more inviting to humans by bringing light, color, and style into a space, making them less gray, drab, and industrial. AI can help achieve this in a variety of ways:

Skylights and Light Wells: Don’t underestimate the power of natural light. Strategically placed skylights and light wells can bathe the interior in sunlight, enhancing the feeling of openness and reducing reliance on artificial lighting. Whether it’s a courtyard, an atrium, or just a series of skylights, AI can envision how to make this highly practical design element into a showcase feature when adapting a parking floorplate.

The Power of Color: Part of what makes parking structures so depressing is the endless drab gray of their concrete surfaces. However we can bring light into the structure through generous use of white finishes list plaster and white paint, helping to brighten up the spaces. Pops of other warms colors or using the endless concrete as your mural canvas can further turn a formerly cold and cramped atmosphere into a warm and cozy one. In other cases the addition of glass

Façade Innovation: Unique choices for your windows, exterior lighting, and façade finishes can also completely transform your building. The goal here is to do something so unique and striking that it prevents people from seeing it as a dark boring garage, and sparks curiosity to explore your creation and learn more. Take these “art nouveau brutalism” concepts below for example. With these, the AI model determines how to best integrate art nouveau detailing with a concrete parking garage and in this case settles on mosaics as they can be set directly on the concrete, unlike the framed wall claddings it might suggest for other building types.

It also shows that nearly flush windows, shallower balconies, rounded edges, and warm lighting are necessary to fill out the otherwise boxy, dark, and cavernous wall openings. These guidelines might not be immediately obvious, but iterating with AI was very helpful in revealing them. Where the AI model opted to follow these rules, it made for a much more inviting experience, and makes it looks less like… well… a garage.

Beyond Housing: A Spectrum of Urban Possibilities for Parking Structures

While residential conversion offers a compelling solution, parking structures hold potential for a variety of uses:

Vertical Farms and Urban Gardens: Repurposed parking structures can be transformed into vertical farms, providing garden space in dense urban environments. AI can help visualize the integration of hydroponic systems and LEDs with strategically placed lightwells to take advantage of natural light. Alternately it might envision a mobile urban farming platform, where racks are designed like trailers to become mobile farmer’s markets. The existing ramps could allow produce to be picked up directly like a trailer from all areas of the building, cutting down on logistics. Vertical farming is currently facing its own economic problems, but maybe they should give it one more shot with this concept, don’t you think?

Community Centers and Public Hubs: Parking structures can be redesigned to house community centers, featuring libraries, art studios, or recreational facilities like indoor climbing gyms. They can be the third space today’s society so desperately needs and AI can be used to explore open floor plans that encourage interaction and community engagement.

Real and Proposed Reuse Projects

While a lot of these may sound like AI fever dreams, the good news is parking garage conversions are already happening. In Chicago in 2023, a 1920s parking structure close to the L and Lakefront Trail was converted into a 72-unit mixed use apartment building called The Medallion [4].

There are also many proposed parking structure to housing adaptive reuse concepts out there. One by Top Floor Artistic Community in LA , is to use modular homes and landscaping on the top floors of city-owned parking structures to create communities and services for LA’s homeless population [5].

Another theoretical example was the Welbeck Street Car Park. This iconic brutalist structure was demolished around 2019 but not without inspiring numerous proposals for adaptive reuse of the structure and its astounding façade for residential or hospitality. Citing the gradual decline of younger drivers obtaining licenses and rise of public transit and ride share apps, LA-based architecture firm KTGY Architects proposed another concept for incrementally converting a parking structure to housing, so that their conversion can be phased to optimize based on demand [7].

Indeed many firms are already analyzing the possibilities for parking structure adaptive reuse, including some very insightful work by Watry Design [2][3].

AI: A Co-Pilot in Reimagining the Urban Landscape

As you may have noticed from these example images, AI image generators like Midjourney and Alpaca (Covered in a previous post) are quickly being adopted as powerful tools for architects navigating the complexities of adaptive reuse conversions. Here’s how AI is empowering the design process:

Visualizing Possibilities: Struggling to imagine how a light well would impact your design? Unsure which parking structure typologies create the most engaging floorplan? AI can generate images showcasing the interplay of light and space, helping designers optimize layouts, and can assess numerous and suggest how their form might need to change in an adaptive reuse project.

Exploring Design Options: Unsure how to integrate humanizing elements into the stark parking structure facade? AI can generate variations based on rough markups to a photo of the building, allowing architects to experiment with different materials, window designs, colors, and façade layout options to find the most visually appealing and inviting solution.

Client Communication: Communicating complex design concepts to clients can be tricky. AI-generated visuals offer a fast, clear, concise way to showcase different approaches. This fosters client engagement and helps ensure their goals remains at the forefront of the design process. AI also helps you explore unique combinations of styles to turn your otherwise utilitarian project into a striking and unique masterpiece that pushes the boundaries of what architecture could be.

The platforms architects might use for these tasks range from the creative powerhouse slot machine that is Midjourney, to the more controlled tools like Alpaca ML, and many more. It’s up to the designer to establish what the best AI image generator for their particular design task is. Not to mention, there are many AI-driven generative design plugins for more technical tasks that architects will be able to leverage as well. With the right combination of tools, architects may soon be making quick work of adaptive reuse problems such as the problem of obsolete parking structures.

Conclusion: A Brighter Future for Our Aging Infrastructure
